To achieve a client’s investment goals we take time to clearly define an investment criteria (property type, geographic region, credit of tenant, price range, lease structure, return on investment target, overall objectives, etc.), identify properties that meet those specifications, and strive to secure one or more of those properties under the most favorable acquisition terms.
Executing property dispositions for owners of commercial properties requires understanding the Seller’s top priorities with respect to the sale, accurate asset valuation, execution of a strong marketing plan, close relationships with a vast network of top brokers and investors, and hard work. We have successfully transacted virtually every property type and in most states and market sizes.
Taking into account the nuanced and strict 1031 exchange rules is of critical importance when working on 1031 exchanges. We take pride in identifying and securing replacement properties that match our clients’ investment criteria, while helping them manage the 1031 exchange process to ensure all aspects of the transaction adhere to the 1031 exchange requirements. We sell many of our clients’ older, management-intensive properties, and trade them into newer, passive, net leased investments with strong tenants on long term leases with minimal management responsibilities and stable income streams.
Off-market properties may be better suited to some clients’ investment criteria compared to properties on the open market. We strive to offer our clients both on and off-market investment opportunities for consideration in order to give our clients a complete view of the market as well as the possibility to secure off-market properties that may be purchased under more favorable terms or conditions. We have longstanding relationships with preferred developers who provide a steady pipeline of new “off-market” deals that Ow Commercial clients have access to before they hit the open market.
